When Thesis Investment Group decided to enter the San Diego luxury apartment market, they knew first impressions were everything in San Diego’s competitive renters market. 800 Broadway needed to stand out before the first resident walked through the door. They had a luxury 40-story residential tower rising in the heart of downtown, along with a name, a logo and a brand guide, but no distinguishable presence among its competitors — yet. With a Q2 2024 delivery date and 398 units to fill, the brand launch had to turn heads and drive demand quickly.

1905 New Media started where every good strategy begins: on the ground. A hands-on market survey came first, analyzing the competitive landscape and understanding what San Diego renters were looking for. From there, a comprehensive brand launch took shape and spanned every touchpoint a prospective resident might encounter. The landing page was designed to capture leads and showcase the property’s standout features, including San Diego’s tallest rooftop pool. We designed eye-catching signage, managed renderings to bring the vision to life before construction finished and built a social media presence from the ground up. Email templates, stationery, floor plan inserts and rack cards reinforced the brand at every interaction. Even the small details mattered: print materials and promotables created those memorable brand moments that turn curiosity into commitment.
