High Street Residential was bringing 152 luxury units to Kirkwood, MO, a city known for its historic character and tight-knit community identity. Bringing luxury apartments to a place like this can cause immediate tension. Build too modern, and you’re seen as erasing the past. Lean too hard into nostalgia, and you fail to attract the renters who seek elevated living. The James needed to honor Kirkwood’s legacy while delivering the modern amenities renters expect, all without feeling like an outsider in a community that values its roots.

Historic communities need to see that you understand them, which is where the property’s name, The James (after James P. Kirkwood, the city’s founder), proved we were paying attention before construction finished. The theme “Where Historic Charm Meets Modern Details” served as a guide for every creative decision. Working with ESG Architects’ creative vision, 1905 New Media developed a simple yet elegant logotype, then built out the complete brand system around it. Color palette and typography created the visual foundation, while the brand story and guide gave the team a narrative to work with during lease-up. Signage brought the identity into physical space, and the collateral suite came together from there: floor plan inserts, rack cards, stationery, email templates and website landing page.

Instead of feeling like an intrusion into a historic community, The James became part of the neighborhood story. The property opened in Q2 2023 and now operates as a leading residential option in Kirkwood with 152 units. The complete marketing package provided the management team with everything needed for their multi-channel lease-up strategy, and the property launched with a clear identity in a market where standing out requires respect and understanding for history, more than amenities.
