The Van Buren

Challenge
Loukas Development knew what they wanted for 808 West Van Buren. The owner and his sister were rebuilding a corner where their father grew up, which made every decision about the project personal. The West Loop’s luxury residential market was crowded with new developments competing on amenities and location. Standing out required more than another high-rise with a rooftop pool. Loukas Development needed to position The Van Buren as a high-fashion boutique, delivering luxury that residents could actually feel.

Solution
Everything started with the visual foundation. Custom typography and a refined color palette set the tone, while the brand architecture gave the entire system structure. Mood boards and brand guides translated that vision into something the development team could execute across every touchpoint, with signage carrying the boutique concept into physical spaces. A strategic social campaign generated public interest while construction was underway, and an influencer program let potential residents see the lifestyle before the first unit was ready. By the time pre-leasing opened, The Van Buren had already built its audience.
Fashion-Forward West Loop Living
The Van Buren opened in Fall 2018 with 148 units and immediate traction. The high-fashion boutique positioning gave the property a distinct voice in a crowded West Loop market, and the early social strategy meant residents were already engaged before move-in day. Tenants take pride in calling The Van Buren home, and the Loukas Development’s vision of creating a space where residents could truly feel their best delivered its promise.
